Approximately 6,900 buyers from other countries purchased <span class=\"xn-location\">Texas<\/span> residential properties from <span class=\"xn-chron\">April 2023<\/span> to <span class=\"xn-chron\">March 2024<\/span>, down from 9,900 transactions in the same period the previous year.<\/p>\n<div id=\"prni_dvprnejpg4384left\" dir=\"ltr\" style=\"width: 100%; text-align: left;\"><img decoding=\"async\" id=\"prnejpg4384left\" style=\"width: 400px; height: 128px;\" title=\"Texas Association of Realtors logo.\" src=\"https:\/\/mma.prnewswire.com\/media\/1317682\/Texas_Realtors_Logo.jpg\" alt=\"Texas Association of Realtors logo.\" align=\"middle\"\/><\/div>\n<p>Though the median sales price for all homes in <span class=\"xn-location\">Texas<\/span>, <span class=\"xn-money\">$337,500<\/span>, was slightly lower during this period than the previous year, the median price of homes purchased by international buyers increased from <span class=\"xn-money\">$320,000<\/span> to <span class=\"xn-money\">$374,200<\/span>.\u00a0Even with a higher median purchase price, the total sales volume of <span class=\"xn-money\">$3.5 billion<\/span> was down from <span class=\"xn-money\">$4.3 billion<\/span>.<\/p>\n<p><b>International transactions made up a smaller percentage of all sales<br \/><\/b>The international market for homes across the U.S. was down during this reporting period, and <span class=\"xn-location\">Texas<\/span> was no exception. About 2.1% of the sales of existing homes in <span class=\"xn-location\">Texas<\/span> went to foreign buyers vs. 2.8% the previous year. Those sales represented 3.2% of the total dollar volume of sales, a decline from 3.6%.<\/p>\n<p>All-cash deals made up 29% of home sales for buyers who are recent immigrants or who hold non-permanent visas and 66% for foreign buyers who live abroad most of the year.<\/p>\n<p><b><span class=\"xn-location\">Mexico<\/span> continued as the top country of origin for foreign buyers<br \/><\/b>About 37% of international buyers of <span class=\"xn-location\">Texas<\/span> houses came from <span class=\"xn-location\">Mexico<\/span>, followed by <span class=\"xn-location\">India<\/span> (9%), <span class=\"xn-location\">China<\/span> (6%), <span class=\"xn-location\">Canada<\/span> (4%), and the U.K. (3%).<\/p>\n<p><span class=\"xn-location\">Florida<\/span> led all states in international activity, with 20% of U.S. residential purchases by international buyers. <span class=\"xn-location\">Texas<\/span> residential sales accounted for 13%, while <span class=\"xn-location\">California<\/span> had 11%.<\/p>\n<p>&#8220;Whether a person is from another country, some other part of the U.S., or is moving within <span class=\"xn-location\">Texas<\/span>, our state has a lot to offer, from thriving large cities to charming small towns to beaches, forests, and wide-open spaces,&#8221; said <span class=\"xn-person\">Jef Conn<\/span>, chairman of Texas Realtors. &#8220;Whatever a homebuyer&#8217;s goals, a Texas Realtor can provide the professional expertise and guidance to help achieve them.&#8221;<\/p>\n<p><b>About the <\/b><b>Texas International Residential Transactions Report<br \/><\/b>This study was conducted by the National Association of REALTORS\u00ae for Texas REALTORS\u00ae.
