However, most metros saw price increases, with median prices up in 15 of 26 markets, down in 10, and unchanged in one. The four largest metros each had decreases of 1.2% or less. The largest increases were in Abilene (22.0%), Texarkana (13.3%), and Beaumont-Port Arthur (10.7%). Price changes were less than 5% in 18 of 26 metros.

“Even though the Texas median went down a little, in most of our metros, prices went up. So, one number isn’t the whole story,” said Jennifer Wauhob, Chairman of Texas Realtors. “It’s a bit like a weather report: The statewide temperature can’t tell you how hot it is at your house.”

Closed sales were down statewide, with metros almost evenly divided

A slim majority of metros had fewer closed sales compared with the same quarter last year, with sales down in 14 metros and up in 12. Two of the four largest metros had more sales (Austin-Round Rock-San Marcos and San Antonio-New Braunfels), while two had fewer sales (Dallas-Fort Worth-Arlington and Houston-Pasadena-The Woodlands). The largest percentage increases were in Odessa (26.6%) and Texarkana (7.3%). The largest decreases were in Corpus Christi (-12.1%) and Abilene (-12.0%). Statewide, closed sales were down 2.4%.

Months of inventory did not change much

Statewide, months of inventory rose slightly from 5.4 to 5.5 months compared with Q3 last year. Months of inventory measures how long it would take to sell the homes currently on the market at the current pace of sales. Four to five months of inventory generally indicates a balance between supply and demand, according to the Texas Real Estate Research Center. Among metros, inventory was tightest in Abilene (2.4 months), Amarillo (3.1), and Odessa (3.1), while it was highest in Eagle Pass (12.1 months), McAllen-Edinburg-Mission (9.2), and Corpus Christi (9.0).

“More homes on the market and more time to decide can feel like great news to a buyer but may test a seller’s patience. It all depends on where you’re standing, and it especially matters which neighborhood you’re standing in,” Wauhob said. “Every market has its own rhythm, and your Texas Realtor knows the beat where you live.”

About the Texas Quarterly Housing Report

Data for the Texas Quarterly Housing Report is provided by the Data Relevance Project, a partnership among local REALTOR® associations and their MLSs, and Texas REALTORS®, with analysis by the Texas Real Estate Research Center at Texas A&M University.
