The report examines housing market trends and statistics for homes priced <span class=\"xn-money\">$1 million<\/span> or higher in the <span class=\"xn-location\">Austin<\/span>, <span class=\"xn-location\">Dallas-Fort Worth<\/span>, <span class=\"xn-location\">Houston<\/span>, <span class=\"xn-location\">San Antonio<\/span>, <span class=\"xn-location\">Corpus Christi<\/span> and <span class=\"xn-location\">Midland<\/span> metropolitan statistical areas (MSAs).<\/p>\n<p>&#8220;The diversity and resiliency of <span class=\"xn-location\">Texas<\/span> real estate is evident in the luxury housing market,&#8221; said <span class=\"xn-person\">Leslie Rouda Smith<\/span>, chairman of the Texas Association of Realtors. &#8220;The details of a million-dollar home vary\u2014it could be a lakeside property in <span class=\"xn-location\">Austin<\/span>, a luxury condominium in <span class=\"xn-location\">Dallas<\/span>, a vacation property along the coast or a large home with acreage in west <span class=\"xn-location\">Texas<\/span>.&#8221;<\/p>\n<p>From January \u2013 <span class=\"xn-chron\">August 2016<\/span>, luxury home sales volume increased in all of <span class=\"xn-location\">Texas&#8217;s<\/span> four major metro areas except <span class=\"xn-location\">Houston<\/span>, which experienced a 7.9 percent year-over-year decline in luxury home sales. The highest annual gains in luxury home sales were in <span class=\"xn-location\">Corpus Christi<\/span> and <span class=\"xn-location\">Midland, Texas<\/span>, where luxury home sales jumped 60 percent and 166.7 percent, respectively.<\/p>\n<p>During the same time frame, luxury home prices remained flat or declined across the state. The lone exception was <span class=\"xn-location\">Midland<\/span>, where the median price for luxury homes increased 13.8 percent year-over-year. Luxury home prices were highest in <span class=\"xn-location\">Dallas-Fort Worth<\/span>, with a median price of <span class=\"xn-money\">$1,400,000<\/span>.<\/p>\n<p>Dr. <span class=\"xn-person\">Jim Gaines<\/span>, chief economist at the Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University<\/span>, said, &#8220;Several factors are driving <span class=\"xn-location\">Texas&#8217;<\/span> luxury home sales growth in 2016. Consistent with the downturn of the oil and gas sector, homeowners are putting more expensive homes on the market. Other luxury home sales are from new home construction contracted two years ago, when the energy sector was healthier.&#8221; <\/p>\n<p>All six MSAs featured in the report experienced double-digit gains in luxury homes on the market from January \u2013 <span class=\"xn-chron\">August 2016<\/span>. In <span class=\"xn-location\">Austin<\/span>, <span class=\"xn-location\">Corpus Christi<\/span>, <span class=\"xn-location\">Midland<\/span> and <span class=\"xn-location\">San Antonio<\/span>, luxury homes also spent less time on the market than a year ago.<\/p>\n<p>Luxury homes in the Austin-Round Rock MSA had the highest price per square foot \u2013 <span class=\"xn-money\">$345<\/span> \u2013 among major metro areas in <span class=\"xn-location\">Texas<\/span>. According to the report, the high price per square foot for luxury homes is driven both by higher-end building materials as well as rising development costs.<\/p>\n<p>&#8220;Rising home prices and development costs are pushing higher-end homes into the <span class=\"xn-money\">$1 million-dollar<\/span>-plus price class. New construction in the luxury housing market can easily reach <span class=\"xn-money\">$500<\/span> or <span class=\"xn-money\">$600<\/span> per square foot, particularly among high-rise condominiums in urban centers,&#8221; added Smith.<\/p>\n<p><b>About the Texas Luxury Home Sales Report <br \/><\/b>The Texas Luxury Home Sales Report is based on data from The Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University<\/span> and analyzes sales data of homes priced at <span class=\"xn-money\">$1 million<\/span> and higher from January through <span class=\"xn-chron\">August 2016<\/span> for six MSAs in <span class=\"xn-location\">Texas<\/span>.
