This is the first time that <span class=\"xn-location\">Texas<\/span> home sales have declined on a quarterly basis since the second quarter of 2012.<\/p>\n<p>&#8220;As anticipated, the aftermath of Hurricane Harvey has had a significant impact on our state&#8217;s housing market this fall, as many Texans were forced to postpone their goals of buying or selling a home in order to deal with devastation in their homes and communities,&#8221; said <span class=\"xn-person\">Vicki Fullerton<\/span>, chairman of the Texas Association of Realtors. &#8220;Declines in local market home sales across the state in the third quarter were largely concentrated in regions impacted by Harvey, including the <span class=\"xn-location\">Houston<\/span> area and local markets along the <span class=\"xn-location\">Texas<\/span> coast.&#8221; <\/p>\n<p>In the third quarter of 2017, <span class=\"xn-location\">Texas<\/span> home sales volume declined 0.3 percent year-over-year to 91,401 home sales. The median price for <span class=\"xn-location\">Texas<\/span> homes increased 5.6 percent in the same time frame to <span class=\"xn-money\">$225,000<\/span>.<\/p>\n<p>The price distribution of <span class=\"xn-location\">Texas<\/span> homes sold in the third quarter of 2017 showed that less than half, or 44.5 percent, of the homes sold during this time frame were priced under <span class=\"xn-money\">$150,000<\/span>, or the price threshold that the Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University<\/span> cites as affordable for entry-level <span class=\"xn-location\">Texas<\/span> homebuyers. This is a decrease of 0.7 percentage points from 2016-Q3.<\/p>\n<p><span class=\"xn-person\">Jim Gaines<\/span>, Ph.D., chief economist with the Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University<\/span>, commented, &#8220;Historically, <span class=\"xn-location\">Texas<\/span> home sales volume is highest in the second and third quarter each year. However, shortages in housing stock fueled by population growth and increasing labor and lot shortages continue to put constraints on the <span class=\"xn-location\">Texas<\/span> housing market.&#8221;<\/p>\n<p>Monthly housing inventory in <span class=\"xn-location\">Texas<\/span> increased 0.2 months from 2016-Q3 to 4.0 months of inventory. Statewide housing stock remains well below the Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University&#8217;s<\/span> benchmark of 6 to 6.5 months of inventory as a balanced housing market.<\/p>\n<p>Active listings increased 7.4 percent year-over-year to 109,961 listings in the third quarter of 2017. <span class=\"xn-location\">Texas<\/span> homes spent an average of 52 days on the market in 2017-Q3.<\/p>\n<p>Chairman Fullerton concluded, &#8220;Despite this slight dip in home sales activity in the third quarter of 2017, the <span class=\"xn-location\">Texas<\/span> housing market is still on pace for another record-breaking year.
