The median price also increased 4.4 percent in the same time frame to <span class=\"xn-money\">$235,000<\/span>. Slightly more than 36% of homes sold during the third quarter were priced under <span class=\"xn-money\">$200,000<\/span>, followed by 31.5% of homes that were sold in the <span class=\"xn-money\">$200,000<\/span>&#8211;<span class=\"xn-money\">$299,999<\/span> price range.<\/p>\n<p><span class=\"xn-person\">Jim Gaines<\/span>, Ph.D., chief economist with the Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University<\/span>, commented, &#8220;Our market remains extremely strong but is still slowly moving toward normalization. Median home prices and home sales are up, but the rate of increase statewide is beginning to slow compared to prior years. With inventory levels for homes priced under <span class=\"xn-money\">$150,000<\/span> remaining low, we&#8217;re seeing a concerted effort from homebuilders to build lower-cost housing to fit the entry-level homebuyers&#8217; market.&#8221;<\/p>\n<p>Active listings increased 4.7 percent year-over-year to 111,144 listings in the third quarter of 2018. <span class=\"xn-location\">Texas<\/span> homes spent an average of 52 days on the market.<\/p>\n<p>Monthly housing inventory in <span class=\"xn-location\">Texas<\/span> increased 0.1 months from 2017-Q3 to 3.9 months of inventory. According to the Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University<\/span>, a market balanced between supply and demand has between 6.0 and 6.5 months of inventory.<\/p>\n<p>Chairman Lybbert concluded, &#8220;Despite the strength in our housing market, the limited housing inventory in our entry-level markets can make affordability difficult.
