The report examines housing market trends and statistics for homes priced <span class=\"xn-money\">$1 million<\/span> or higher in the <span class=\"xn-location\">Austin<\/span>, <span class=\"xn-location\">Dallas-Fort Worth<\/span>, <span class=\"xn-location\">Houston<\/span> and <span class=\"xn-location\">San Antonio<\/span> metropolitan statistical areas (MSAs).<\/p>\n<div id=\"prni_dvprnejpg8a36left\" style=\"WIDTH: 100%; TEXT-ALIGN: left\" dir=\"ltr\"><img decoding=\"async\" id=\"prnejpg8a36left\" title=\"  \" border=\"0\" alt=\"  \" align=\"middle\" src=\"https:\/\/mma.prnewswire.com\/media\/175272\/texas_association_of_realtors_logo.jpg\" imagelabel=\"General\"\/><\/div>\n<p>Kaki Lybbert, chairman of Texas Realtors, commented, &#8220;Similar to other price ranges of the <span class=\"xn-location\">Texas<\/span> housing market, luxury home sales are being driven by a thriving economy and an influx of out-of-state buyers moving to <span class=\"xn-location\">Texas<\/span>.&#8221;<\/p>\n<p>From <span class=\"xn-chron\">October 2017<\/span> to <span class=\"xn-chron\">November 2018<\/span>, <span class=\"xn-location\">Texas<\/span> luxury home sales increased 11.5 percent to 5,123 sales. During the same time frame, the sales dollar volume of <span class=\"xn-location\">Texas<\/span> homes sold for <span class=\"xn-money\">$1 million<\/span> and higher was <span class=\"xn-money\">$8,361,918,994<\/span>, an 11.3 percent increase from the previous year. Luxury homes in <span class=\"xn-location\">Texas<\/span> accounted for 8.5 percent of all sales dollar volume.<\/p>\n<p>Despite the surge in sales volume, the median price for <span class=\"xn-location\">Texas<\/span> luxury homes in the first 10 months of 2018 remained unchanged at <span class=\"xn-money\">$1,350,000<\/span>. The average price per square foot for luxury homes was <span class=\"xn-money\">$358<\/span>, a 2.5 percent increase from the first 10 months of 2017 and more than double the <span class=\"xn-money\">$128<\/span> average price per square foot for the median <span class=\"xn-location\">Texas<\/span> home.<\/p>\n<p>From January to <span class=\"xn-chron\">October 2018<\/span>, luxury homes in <span class=\"xn-location\">Texas<\/span> spent an average of 94 days on the market, a decrease of four days from the same time frame in 2017. Luxury homes spend more time on the market on average compared to lower-priced segments of the housing market.<\/p>\n<p>&#8220;Statewide, we&#8217;re seeing more homes priced in the <span class=\"xn-money\">$1 million-dollar<\/span>-plus price class,&#8221; said Lybbert. &#8220;Many homes in the metropolitan areas of <span class=\"xn-location\">Texas<\/span> reached that level due to increased land values.
