The number of condominiums sold decreased 9.8% to 11,875 sales, while townhome sales declined 0.2% to 8,616 sales. The report analyzes condominium and townhome data for the entire state as well as <span class=\"xn-person\">Austin-Round Rock<\/span>, <span class=\"xn-location\">Dallas-Fort Worth<\/span>&#8211;<span class=\"xn-location\">Arlington<\/span>, <span class=\"xn-location\">El Paso<\/span>, <span class=\"xn-location\">Houston<\/span>&#8211;<span class=\"xn-location\">The Woodlands<\/span>&#8211;<span class=\"xn-location\">Sugar Land<\/span>, <span class=\"xn-location\">McAllen<\/span>&#8211;<span class=\"xn-location\">Edinburg<\/span>&#8211;<span class=\"xn-location\">Mission<\/span> and <span class=\"xn-location\">San Antonio<\/span>&#8211;<span class=\"xn-location\">New Braunfels<\/span> metropolitan statistical areas. <\/p>\n<div id=\"prni_dvprnejpg6e64left\" style=\"WIDTH: 100%; TEXT-ALIGN: left\" dir=\"ltr\"><img decoding=\"async\" id=\"prnejpg6e64left\" title=\"Texas Association of Realtors logo. As the <span class=\"xn-location\">Texas<\/span> population continues to boom and affordability challenges increase, condominiums and townhomes provide prime options for homeowners seeking closer locales to popular attractions and essential services at all price points.&#8221;<\/p>\n<p>Inventory for <span class=\"xn-location\">Texas<\/span> condominiums increased 0.3 months to 5.3 months of inventory, while the inventory of townhomes declined 0.6 months to 4.3 months of inventory. According to the Real Estate Center at <span class=\"xn-org\">Texas A&amp;M University<\/span>, a market balanced between supply and demand has between 6.0 and 6.5 months of inventory. In the first six months of the year, <span class=\"xn-location\">Texas<\/span> condominiums spent an average of 70 days on the market, while townhomes spent an average of 64 days on the market.<\/p>\n<p>From <span class=\"xn-chron\">July 2019<\/span> to <span class=\"xn-chron\">June 2020<\/span>, the total dollar volume of condominiums and townhomes sold in <span class=\"xn-location\">Texas<\/span> was <span class=\"xn-money\">$5,259,859,880<\/span>, with <span class=\"xn-money\">$2,997,908,303<\/span> in condominium sales and <span class=\"xn-money\">$2,261,951,577<\/span> in townhome sales. <\/p>\n<p>Sales price increased moderately for both condominiums and townhomes. Statewide, the year-to-date median sales price as of <span class=\"xn-chron\">June 2020<\/span> was <span class=\"xn-money\">$192,000<\/span> for condominiums, an annual increase of 1.6%, and <span class=\"xn-money\">$230,000<\/span> for townhomes, an annual increase of 1.3%.
